Nearly a deal-breaker

A client recently switched to a renovation loan at the final walk through when they noted damaged floors under some furniture and rugs.

These floors nearly became a deal breaker. Luckily a quick thinking lender, with a renovation program in his back pocket was the lender for this home purchase.  Information was gathered, and a contractor was registered with us within 30 minutes! We were able to get the upgrades made to the home, include the cost in the loan amount and get the deal closed on time.

Another client was doing their final walk-through during the rainy season. Thankfully so, because they found a gushing leak in the roof that would have set them back $15,000 had they closed. The seller was willing to cover the repair but didn’t have the money on hand. So, we used a seller funded repair escrow to hold the money back after closing while the repairs were made. The contractor was paid when he was finished and the buyers were extremely happy.
